Default I hate stupid people that dont know how to keep records!

I have had the worst luck lately...tuesday nite I get home from wilburs house after finding out my dad was in an accident and his brand new Dodge Durango is all f-ed up from losing control and hitting two gaurdrails trying to avoid someone who had lost control in front of him! well I get home to my apartment and check the mail and find out that the apartment had sent us something...opening it I just figured it was our notice that they were gonna send letting us know we need to renew our lease...well what a big surprise when I find out that it says that we have 3 days to pay or vacate...yeah thats rite...our rent was late!!! Except it wasn't!! My roommate just found out yesterday that the temp agency hes going thru for his new job never got his hours from his employers so the rent he had paid never went thru!! Boy was I mad....other than this month the only other month he couldn't pay was last month cuz he lost his job...which is fine cuz I paid his half!! They're trying to say we owe them $1453....when in all actuality it should only be bout $500...they pretty much are claiming that only half of last months rent was paid (not true...that was the month I paid all myself) and the whole months rent for this month (also not true cuz I already paid my half) so we should only owe a halfs month rent not a month and a half!!

So just my luck...I get the only girl there that doesnt speak english!! So here I am explaining to her that this amount is wrong and we should only owe a half month not a full and she keeps saying ok we will re-add these figures and im like NO this whole amount is completely wrong!! So they're gonna call me...I already know I have to pay a halfs month rent but that other stuff is not rite!! I hope they realize that and luckily I have all mine and most of my roommates money order receipts! I know im rite though cuz if we were late any earlier months we would have already gotten a notice! Grrr!!! I cant wait for this to clear itself!!!

WOW.. that sux.. at least you have the proof that you paid. we never ran into that problem at our other place, but I do know people that have a simalar problem.

Luckily, it's practically impossible to kick someone out in less than 30 days in this state, especially if they are trying to settle the account. I'll TEXT YOU MORE INFO WHEN i GET BACK ON THE ROAD IN A FEW HOURS.

Yeah it's pretty hard to evict someone in the winter months.

If they screw with you too much just don't pay anymore and look for a new place to live. If it wasn't too far to work I'd offer to rent you out our spare room.

you guys are nice! yeah im sure ill make my point...not only cuz the only times my roommate couldnt pay was this months and last months but if we had been late any other time before last month we would've been dealing with this before now...so its obviously dealing with the past couple months and not only that but I also have most of our money order receipts so I think when they changed management a couple months ago they either got an idiot to do their record keeping or they lost our rent which is their fault and they cant hold me liable for it! Case closed rite??? LOL!!

The WA state Tenant/Landlord Act does require a 20 day notice for non-payment of rent.

they only gave me a 3 day notice of payment or to vacate which sited sum R.C.A. code or something like that....so they either never gave us our other notices or whatever...although that doesnt make sense cuz on the notice they had it all broken down into segments and the late fee was $50 late charge after the 6th plus $5 for every day after that...we received it on the
8th! and on the paper so far there was only a charge of $50 for it being late! Im going in tonight to actually talk to a manager this time cuz they were supposed to call me today and its 4pm and I havent heard from them!

Good luck. Property management companies are the devil.

You may need to verify whether your money orders were cashed and if they were not get a new money order issued.

Yeah, 5 days late, then

notice of "pay or vacate within 3 days", then

20 days to eviction notice placed on your door by sheriff, then

3 more days to move out before sheriff moves your stuff out.
